What are the fees...please?

If you are looking for a home to purchase the first thing that you should be thinking about is getting pre-approved by a lender. Lot's of people in the real estate industry joke that they won't put a client in their car until they are pre-approved, or pre-qualified. This shows that you are serious and willing to "put some skin in the game".

Right now, rates are fantastic! In fact, if you are not looking to buy, perhaps you should consider re-financing. There are some great programs out there.

I believe one crucial thing that clients forget to ask about are the fees. Everyone always remembers to ask what the rate is, but fees can vary from lender to lender. These can sway your decision on which lender to use, so please ask. If you are pre-approved with a lender that does not mean that you cannot still shop around. Clients are afraid of having their credit checked too many times, but in reality unless you just bought a car, got a new credit card, and are getting approved with 5 lenders, there is not a lot of risk. After all how do you know if you are getting the best deal if you haven't shopped around? It's funny how we will go to Wal-Mart to get the best price on cereal, but not make sure that we get the best deal on a loan that we will be paying on for potentially 30 years??!! So please ask, What are the fees.....please?

Here is a buyer's tip for the day......
Remember when looking at property that the floorplan and location are of upmost importance! Most cosmetic items can be changed to fit your style. A can of paint, some new curtains, a rug, or a shower curtain can make a huge difference in the way you feel about your new home. Use your imagination!
